In keeping with our singleness of purpose to bring the highest rate of return to our investors with the least amount of risk, we offer each investor a complete prospectus including; a project overview, an up to date pro forma, complete market data, marketing strategy, management team overview, copies of all corporate documents as well as a thorough risk analysis.

As of the writing of this overview the CIMS management team has always purchased shares in every project it has done. We only do projects that we would put our own money into.

Commercial financing is always a critical component of real estate development. Bank policies have gone from lending to anyone with a pulse to lending only to those who have the very best projects, cash flow and development history. In an attempt to mitigate their risk, commercial lenders ask for personal guarantees from the developer. Passive members are not subject to this requirement and therefore at any given time, have only their investment capital at risk.
